TRACT 1

This is the northern portion of the property and consists of 20.83 surveyed acres with frontage and access off South Ethlyn Road which runs along the west side of the property.  This tact is basically open, terraced and currently being used for crop production.  The balance of Tract Two is a narrow creek bed and a wooded fence row along the north side.

TRACT 2

This is the southern tract and consists of 20.82 surveyed acres with frontage and access off South Ethlyn Road, which runs along the west end of this property.   This tract is primarily open, terraced and currently being used for crop production.   The balance is in a narrow creek bed that runs near the west end and a short-wooded fence row on the south side

 

According to the Lincoln County FSA Office there is a total of approximately 27 to 28 acres of total tillable land in the two tracts.

The property will be sold subject to a set of deed restrictions which will be available for inspection at the Pre-Auction Viewing, on-line or by request.

The current farm tenant is going to retain possession of the crop land for the 2024 crop year with the new buyer receiving the entire owner’s share of 2024 crop income.
