OFFERING 640+/- ACRES TO BE SOLD AS FOUR TRACTS

640 +/- Total acres offered in four tracts ranging from 38 +/- acres to 292 +/- acres with two houses and 2.63 miles of Callaway County 254 & 263 Road frontage.  Located in Township 49N, Range 10W, Sections 21, 22,27 and 28 in Callaway County Missouri.

Property Location:

From the Hatton Exit (Highway M) off I-70 in Western Callaway County, go North on Highway M for 3 1/4 miles to Callaway County Road 254, turn left and go 3/4 mile to the D.F. Clark property on the right OR from the Pleasant Grove Methodist Church in Hatton, MO take Callaway County Road 263 south 1/2 mile to Tract 4 on the Left.

TRACT 1

Consists of 109 +/- acres that lie in the Southeast corner of the farm with frontage and access off Callaway County Road 254, along the entire South side of this parcel.  The tract is approximately 95% open tillable land, the balance is in a narrow draw along the West boundary, waterways, field road and a 3 bd 2 bath modular home that sits on the Southeast corner of the tract. Tract #1 will be sold with a manufactured home on it, boasting a very large yard, and its own sewage system.  The house is a 1997 model manufactured home that has approximately 1,680 sq. ft. Has vinyl siding and a shingled roof.  The home has three bedrooms, Two and a half baths, formal dining and living room and kitchen. TRACT 2

Consists of 292 +/- acres, the largest tillable tract offered on the D.F. Clark farm. This tract has frontage and access along both Callaway County Road 254 (along its South side) and Callaway County Road 263 (along its West side).  This tillable tract is basically all open and being used for crop production, with the balance being a wooded draw, waterways, field road and an occupied homestead.  The house is a 1495 sq. ft., 1 1/2 story wood frame structure with a 21’ x 28’ carport and is currently rented out and will sell subject to the tenancy. TRACT 3

Consists of 203 +/- acres.  NOTE:  The house that lies in the very Northwest corner of the D.F. Clark Farm does not go with this property, owned by the neighbor). Tract #3 has frontage and access off Callaway County Road 263, which runs along the West and North sides.  This tract is basically all open and currently being used for crop production, the balance in wooded creek banks, several narrow draws and waterways. Callaway County Water District #2 water line runs in front of this tract.

TRACT 4

Consists of 38 +/- acres, the smallest of the four tracts and lies in the very Northeast corner of the Clark property and has direct access off Callaway County Road 263, with a deeded and owned 50-foot-wide driveway. This tract is approximately half open and currently being used for cultivation with the balance in wooded creek banks, draws and woods. This tract offers seclusion, allowing for great hunting opportunities or even a place to build a house in the county, all the while having a crop income. Callaway County Water District #2 water line runs in front of this tract.

 

The D.F. Clark Farm was farmed during the 2023 crop year, Tract #2 currently is partially planted in winter wheat and subject to tenants’ rights, however once winter wheat is harvested by tenant, Tract #2 sells free of any crop tenancy for the remaining 2024 crop year and future crop years. Tracts 1,3 &4 sell free of any crop tenancy for 2024 crop year. The D.F. Clark Farm has tiled terraces, diversions, waterways and other soil conservation measures in place.  

TERMS & CONDITIONS: 10% Down sale day with the balance due and possession given in 58 days or less if Buyer chooses.  2024 Property taxes will be paid by the new Buyer and the new Buyer will receive all 2024 crop or rental revenue (except tract #2, terms are explained above).  The cost for the title commitment, deed work, closing costs and title insurance will be split 50/50 between the Seller and Buyer. Callahan Creek Farms LLC - REAL ESTATE
OFFERING 1140+/- ACRES TO BE SOLD AS 13 TRACTS

1140 +/- acres offered in 13 tracts ranging from 13 +/- acres to 389 +/- acres, all with either public or private deeded access, approximately 500 +/- acres North of Route Z with I-70 frontage but no Interstate access. South side of of Highway Z lies another 640 +/- acres. The property sits in Township 48N, Range 8W, Sections 16, 17, 18, 20 and 21 in Callaway County Missouri.

Property Location:

From the Calwood/Bachelor Exit on I-70 turn and go South on Highway Z for 1 ¼ miles to find the property line starting points for Callahan Creek Farms LLC.  At this point, properties will be located on both North and South side of Hwy Z.

TRACT 5

Consists of 33 +/- acres that front on Highway Z with a gravel driveway along the East side.  The 1,560 sq.ft home that sits on this tract is currently occupied by and subject to lease terms (please see copy of lease in the documents area on website or request a copy). The single-story residence has a carport, additionally you will find an unusual old corn crib just North of the house on this tract. Tract #5 is partially open and in grass with the balance in timber, brush, wooded fence rows (allowing for hunting), and a 2 acre +/- lake North of the home. Callaway County Water District #2 services tract #5 along with Callaway Electric providing power to the house.

TRACT 6

Consists of 28 +/- acres with access off Highway Z and a gravel drive on its West side.  This tract has a 57’ x 120’ barn/machine shed on it, the tract is primarily open and currently used for row crop production, with  exception of woods along Auxvasse Creek, which runs along its North and East boundary.

TRACT 7

Consists of 35 +/- acres with frontage and access off Highway Z which runs all along its South side.  This tract offers open land that is currently used for crop production, along with some open grass land that is being used for hay production.  The balance in woods along a creek on its North side. Great tract to build a house on or subdivide for resale. Additional driveway locations subject to MoDot approval. Eastern access point is a shared 40-foot easement with tracts #8 and #9

TRACT 8

Consists of 16 +/- acres, this tract has frontage and access off Highway Z, running along its South side.  This tract offers land being used for hay production, woods along the North adjacent to the creek, along with a building spot to overlook the lake in the middle of this tract. Existing Western side access over a 40-foot easement shared with tracts #7 and #9.

TRACT 9

Consists of 389 +/- acres, the largest tract of the Callahan Creek Farm offered. With frontage and access off Highway Z in three separate locations, providing great access points.  Two access points will be over a 40-foot easement, on a gravel field road that comes off Highway Z between Tracts #5 and #6, the other access is between #7 and #8.  The 3rd and largest access point also provides Highway Z frontage. This access is located on the tracts Southeast side.  This tract offers open ground that is being farmed, a very nice 10 acre +/- lake, additionally has a creek running through it, some timber for hunting, fronting Auxvasse Creek on its West, with I-70 right-a-way running along its Northern boundary. In addition, this tract has a 50’ x 60’ barn on it that is used for machinery storage. In the past the owners of this farm have enjoyed many years of producing maple syrup (“Budde’s Maple Syrup”) from the trees located on site, and using the built in cooker that sits in this barn.  

NOTE:  Tracts #5 through #9 are that portion of the Callahan Creek Farms LLC that lies north of Highway Z. 

TRACT 10

Consists of 18 +/- acres with frontage along Highway Z on the North side and frontage on Callaway County Road 140 all along its East side.  This tract has a set of occupied improvements that include a personal residence, horse barn with stables and a riding arena and sells subject to tenants existing lease (Lease and terms can be viewed in the documents section on website or request a copy).   The house is a 1992 model double wide manufactured home with 1,512 sq. ft.   The stable and indoor riding arena is 60’ x 80’ pole frame structure.  This tract is open on the North end along Highway Z, the remainder is wooded with a creek meandering through the middle, offering a secluded setting. 

TRACT 11

Consists of 69 +/- acres, with Callaway County Road 140 frontage down the entire East side and providing a large, gated access. This tract also brings an 11 +/- acre tillable field sitting right in the middle. The balance of this parcel is timber surrounding the tillable portion, allowing for hunting opportunities.  

TRACT 12

Consists of 13 +/- acres, is the smallest tract offered by Callahan Creek Farms. This tract has frontage and a gated access on Callaway County Road 140.  This tract is all wooded and offers a unique building view and access to Auxvasse Creek.  There is a 2″ water line that runs along the east side of CCR #140 the entire length of the property, and the homestead on tract 10 has an active meter on it.

TRACT 12

Consists of 13 +/- acres, is the smallest tract offered by Callahan Creek Farms. This tract has frontage and a gated access on Callaway County Road 140.  This tract is all wooded and offers a unique building view and access to Auxvasse Creek.  There is a 2″ water line that runs along the east side of CCR #140 the entire length of the property, and the homestead on tract 10 has an active meter on it.

TRACT 14

Consists of 61 +/- acres, this tract is accessed over a shared 40-foot easement that comes in from the West side off Highway Z. Except for some open ground along the driveway, Tract 14 is wooded with a creek running across it near the middle of the property. This tract offers a great hunting opportunity on a small parcel. 

TRACT 15

Consists of 77 +/- acres that is located in the very southwest corner of the farm.  This tract has frontage and access off Highway Z. Additionally, tracts 13 and 14 will also use this access point, giving them a 40-foot shared easement to access their property.  There are several small clearings on the tract with the balance in timber and a creek running through it near the south third. Tract #15 is another small tract great for hunting or to build a home on.

TRACT 16

Consists of Hunting cabin and 86 +/- acres with frontage and direct access off Highway Z..  The tract is all wooded with a clearing along the driveway, under the utility line and a large area around the hunting cabin.  The cabin is a 756 sq. ft. +/- log structures offering front, back and side porches allowing for a great area to entertain. Callaway County Water District #2 services tract #16 along with Callaway Electric providing power to the cabin. This cabin has been used by many hunters attending deer camp, or just a relaxing weekend in their secluded getaway. Over the years many hunters have also brought their campers for the larger hunting groups and parked in the large yard area. The property also offers an additional unique 1800’s two story log cabin. Little is known about the history of this additional cabin but still a very rare find and especially to have on your land. This tract also has an open-ended red iron storage building used for boats, 4 wheelers, trailers and more.

TRACT 17

Consists of 64 +/- acres with lots of frontage and access directly off Highway Z that runs along the entire length of the north side.  The tract is primarily open and currently being used for crop production. The balance is in woods, waterways and a pond. There is a creek that runs along the south boundary. This property is ideal for building a house on or even subdividing for resale. Currently Tract #17 is partially planted in a “cover crop” and subject to tenants’ rights. If Buyer chooses, the tenant farmer will sell the cover crop to the Buyer, making this tract free of any lease.

NOTE: Tracts 10 through 17 all lie south of Highway Z.
