Entire Farm Description:

We’re proud to present a clean CRP Farm with fresh contracts, quality upland soils, diverse recreational opportunities, and potential home building sites. Most of the farm is open with 423.04+/- Acres of CRP that was reenrolled in CP1 in September 2022, providing a total annual income of $59,027 through 9/30/2032. Since these are relatively new contracts, it may be financially feasible for a new owner to buy them out of CRP to go into row crop production, or hay/pasture operation. The Soils Map indicates quality soils with an NCCPI Overall Average of 68.3 on soil types consisting mostly of Shelby loam, Zook-Colo silty clay loam, Adair loam, and numerous others. The 2023 drought allowed for baling hay, leaving the grassland clean and in excellent condition for a new owner. Situated in an area that is known for hunting, these farms are home to deer, turkeys, and upland birds. Hunting leases are common in this area and could provide significant additional income. All 4 tracts offer potential home building sites, with Harrison County PWSD #2 confirming the possibility of a new owner purchasing a residential water meter via a line that runs alongside Tract 2, and near the northeast corner of Tract 3 on W 140th Ave. The rolling topography, open grassland, numerous ponds, and wooded draws combine to make this diverse farm a scenic example of the beauty that Harrison County is known for.

Tract 1 Description: 39.85+/- acres

This little gem offers both scenery and a significant return. The CRP is clean and well-maintained, complimented by a small pond and a few trees. 35.2+- Acres of CRP pays $146.55 per acre, or $5,160 annually through 2032.

Tract 2 Description: 238.7+/- acres

This tract is mostly open with abundant road frontage along the north and east boundaries. The FSA estimates 197.3+/- acres of CRP that pays $137.49 per acre, or $27,127 annually through 2032. Tract 2 is being divided from a larger parcel, with final CRP acreage numbers to be determined by the FSA after closing. There are potential home building sites with potential to purchase a new residential water meter, via a water line along W 140th Ave.

Tract 3 Description: 159+/- acres

This parcel combines both recreation and significant income. The largest pond is nearly 1.5+/- acres with abundant wildlife and deer sign throughout the tract. The FSA estimates 130.13+/- acres of CRP that pays $137.65 per acre, or $17,913 annually through 2032. Tract 3 is being combined from 2 other parcels, with final CRP acreage numbers to be determined by the FSA after closing. There are potential home building sites with potential to purchase a new residential water meter via a water line near the northeast corner of this tract, along W 140th Ave.

Tract 4 Description: 79.67+/- acres

This parcel combines both recreation and significant income. The combination of open CRP plus the heavily wooded draws will offer good hunting for deer and turkeys. The FSA estimates 60.41+/- acres of CRP that pays $146.17 per acre, or $8,830 annually through 2032. Tract 4 is being divided from a larger parcel, with final CRP acreage numbers to be determined by the FSA after closing.
